Terms & Conditions

Rates
Rates are always in Euros. For US dollar or any other currency equivalents, we recommend www.xe.com for an immediate and up to date conversions.

Prices quoted by us are always all-inclusive, i.e. end-of-week/stay cleaning; sheets & towels; Additional cleaning/housekeeping can be scheduled during your stay, at an extra charge. See Services below for details.

Medium & Long Term rentals: discounts will apply, depending on length of stay. Discounts will also apply for combined rentals (ex: 2 Paris apartments; one week in Paris and one week in Provence).

Minimum stays: 5 nights, unless otherwise pre-agreed upon or if within a special promotional offer. This does not apply to the Provence property, where
rentals are on a Saturday-to-Saturday basis only.


Booking Conditions
We normally ask for (1) a lease to be signed and (2) a 50% deposit to be paid at booking date to confirm your dates, with (3) the balance to be paid 60 days prior to arrival date.

A damage/security deposit cheque is also due at the same time as the balance, or 60 days before your arrival date (or at booking time if your arrival date is in less than 60 days). The amount varies between €1,000 and €3,000, depending on the rental property and length of time you are staying, and will be learly secified in our rental agreement. We do not cash your security cheque, unless absolutely necessary -- so far, we have never had to do so, and we will return it to you (or destroy it) after you leave. The damage deposit cheque is required in case of, for example, damage to the property or its contents.

For bookings that are less than 60 days from arrival date, 100% of the rental cost is to be paid upfront.

Once the funds are in the bank, we will confirm it by email and you will get full instructions and information pertinent to the apartment and your booking (address, keys, etc...).

In the event of cancellation, we retain a pro-ratio portion of the rental fee as follows:

1. 50% of the total rental fee if the cancellation is notified 31 days or more before the start of rental period;
2. 100% if cancellation is notified during the 30 days before the start of rental period.

A travel insurance with trip cancellation clause is strongly recommended, but not an oblgation, at the time of booking. The all-important trip cancellation feature, protects all of us from the downside of an unanticipated change of plans. You'll be paying for your vacation many weeks/months in advance and, given the vagaries of health, it's in your interests to be compensated if you need to cancel your vacation plans at the last minute.

Booking will not be confirmed until (1) appropriate lease has been signed by both parties, and (2) deposit has been received. Booking option will be maintained for a period of 7 days from date of lease signature. Bookings are made on a first-come-first-serve basis.

General Rules & Obligations
We are obviously very pleased that you are considering to rent one of our properties and we thank you for that. In view of our past experience in renting our apartments, however, we thought it was necessary to remind our (potential) guests that every single one of our properties is very special to us and that we put a lot of effort and energy in making sure that they are well furnished and equipped, just like we would our own place. We do not claim that all is perfect and we are certainly open to suggestions and criticism, but all we ask of you is to please treat them as if they were your own homes and not like hotel rooms.

Check-ins/Check-outs:
Arrival times: After 12 p.m., unless otherwise agreed (house cleaning/maintenance is usually performed between 11am-3pm).
Departure times: before 11 a.m., unless otherwise agreed.
Any delays or variations are possible, but they must be communicated to us and agreed by on in writing at least 48 hours before arrival.

Departures: Though final and end-of-week cleaning sessions are scheduled for each stay, guests are expected to leave the apartment/house in a similar condition as when they arrive. This is not to say that they need to wash the towels or sheets or to do the final cleaning themselves, but they are expected to do the dishes, dispose of the trash and leave the place in a decently clean shape. And no dirty towels on the floor, please! Once again, this is not a hotel! Any apartment left in an unusually dirty state will be subjected to an additional cleaning charge (and guests will be placed on a blacklist!).

Neighbors Etiquette, Disturbances and Security (for the Paris apartments): Please note that our properties are located in very old buildings, and as such, the walls are very thin. So you need to avoid making a lot of noise or shouting, especially at night or early in the morning (especially if you have to catch an early flight) or on Saturdays and Sundays until noon (most Parisians sleep late on Sunday morning).

Children are welcome in our properties. However, it is the responsibility of our guests to make sure that they do not cause any damage (no jumping on the furniture or shoes on the couch!) and to respect the tranquility of our neighbors (esp. in Paris). We recommend that you cover couches and armchairs, if need be. To this effect, we will be happy to provide extra sheets, free of charge.

All of our properties are NON SMOKING and NO PETS allowed.

Here is an excerpt of our conditions, as stipulated in our lease agreement:

RENTER AGREES TO : act in a responsible manner at all times; leave the PROPERTY in the same general condition and repair as found ; bring or keep no pets ; return keys to OWNER on departure; not to act in any way which would cause disturbance to those resident in neighboring properties; and not to exceed the number of people as agreed above for sleeping accommodations provided.
The OWNER reserves the right to make a retention from the damage deposit to cover additional cleaning costs if the RENTER leaves the PROPERTY in an unacceptable condition

Services

Checkins
In Paris, our Apartment Manager, Sam, will meet our guests upon their arrival to the apartment. He will also take care of organizing the services listed below:

Airport/Station Transfer Arrangements
If you would like us to organize a car service for you, we would be glad to do so. A transfer from/to the airport (CDG or Orly) costs 60 euros for 1-4 passengers, and 93 euros for 5-8 passengers. The fee has to be paid directly to the driver (plus customary tip -- approx. 5 euros).

Cell Phone Rental
We can organize a cell phone rental for your use during your stay in France. After signing a rental contract with the cell phone rental company, one of their agents will be waiting for you at the airport/train station with the telephone and/or SIM card (if you have a GSM-compatible phone, you can rent a SIM card only). You can ask for a French, dedicated phone number to be provided ahead of time, so that you can share it with your company and/or family before leaving.

Phone rental: 6 euros/day
SIM card rental: Free
Incoming calls, including from the US or any other country: Free
Outgoing calls (US): approx. 1 euros/min (depending on SIM card operator)

Extra Cleaning Sessions
Extra cleaning sessions can be scheduled at an extra fee. Three types of cleaning sessions can be arranged:

Supplies
Toilet paper; tissues; soap; dishwashing and washing liquids; salt & pepper; etc. There is always enough beginning stock of supplies to start your vacation, and most guests will leave extra things behind before leaving (oil, coffee, coffee filters, sugar, condiments, etc., even alcohol). However, you will need to buy your own food supplies when you arrive, and you are expected to replace whatever you consume.

Goodies upon arrival
We can buy some fresh grocery for you so that your fridge will not be empty when you arrive. A list of goodies that we usually provide will be emailed to you soon before your arrival date. For early arrivals, fresh Croissants and bread (baguette) are on us.

Baby Crib
We can provide you with a portable baby crib, free of charge. You would need to bring your own baby sheets & covers.

Concierge Service
We are happy to help you make reservations at restaurants or book tickets for events that you might like to attend. Let us know in advance and we will do our best to assist you to this effect.
